Inspections, insurance audits and acquisition walkthroughs have one thing in common: someone opens the door to the storage room. What they find there says a lot about how the property is run.
The usual suspects
- Maintenance shops with old water heaters, appliances and carpet remnants.
- Storage rooms behind the leasing office with retired furniture and files.
- Garage bays and parking areas with abandoned bikes, furniture and tires.
- Mechanical and boiler rooms used as overflow storage — often a fire-code issue.
A one-visit plan
- Walk each space and mark what stays.
- Set aside appliances with refrigerant, tires and anything hazardous — these need special handling.
- Schedule one visit with a crew sized to finish, around office hours.
- Photograph before and after for your files and your owner report.
Doing this twice a year — not just before an inspection — keeps the problem small and keeps mechanical rooms clear.
