Curb appeal is the first thing a prospect tours.
Breezeways, stairwells and dumpster pads take the most abuse on any property — spilled trash, gum, grease, pollen and mildew. Trash Chief schedules pressure washing ahead of inspections, owner visits and spring leasing, so the walk from the parking lot to the model unit looks like the brochure.
Start where the grime starts: the dumpster pad
The dumpster pad is the dirtiest surface on any community. Leaking bags leave grease and organic residue that smells in summer and attracts pests year-round. We degrease and wash pads and corral enclosures first, then move to breezeways, stairwells and walkways, so the dirtiest water never tracks onto clean surfaces.
Timed to your leasing calendar
In Northern Virginia, pollen season and spring leasing land at the same time. We schedule a spring wash after the heaviest pollen and before peak touring, and an optional fall wash ahead of holiday decorations and year-end inspections.
We manage runoff so degreasers and pad grime aren't washed straight into storm drains, which local stormwater rules restrict.
Pressure washing
Pressure washing is quoted per property based on the surfaces and square footage in scope. You choose the scope — pads only, breezeways only, or the full property — and the price is written into your agreement for each scheduled wash.

Common questions
How often should apartment breezeways be pressure washed?
Most communities wash once a year in spring; high-traffic properties and those with heavy tree cover often add a fall wash.
Do you need our water?
Usually we connect to a property spigot. If none is available near the work area, we plan for it during the scope walk.
Can you remove gum and stains?
We spot-treat gum and common stains in high-traffic areas. Some old oil or rust stains lighten but may not disappear completely.
Will residents need to move anything?
Residents are notified ahead of time to clear doormats and items from breezeways on their building's scheduled day.
