Every door. Every night. Reported by 8 AM.
Trash Chief collects at every door five to seven nights a week, leaves your dumpster corrals clean, and sends a photo report to your inbox every morning. Bulk pickup and move-out trash-outs on the same invoice.
An amenity residents use every night that adds to your NOI.
Communities bill residents a monthly valet trash fee. When that fee is above the service rate, the difference is new income — and your breezeways and corrals stay clean. Enter your numbers to see the spread.

One accountable vendor instead of three.
Valet trash, bulk item pickup, move-out trash-outs and junk removal come from one company with its own trucks and crews — and ownership on the escalation line.
| Trash Chief | Typical national provider | |
|---|---|---|
| Bulk items & trash-outs | Our own trucks and crews | Often referred to another vendor |
| Escalations | Direct line to ownership | Often a ticket queue or call center |
| Missed night | Service credit in writing | Varies |
| Morning report | Photos by unit, by 8 AM | Varies |
| Invoices | One invoice for every service | Separate vendors, separate bills |
Switching takes one walkthrough. No gap in service.
We plan the changeover around your current agreement, so residents never miss a night and your office never fields the complaints.
- 1We review your current agreement and confirm the end date and notice terms.
- 2We prepare the resident notice and new containers before the changeover date.
- 3Our first night is the night after your current service ends, with a supervisor on site.

How is valet trash priced?
Per unit, per month, billed on all units at the community. The rate depends on unit count, nights per week and how spread out the buildings are. Most communities pass a monthly valet fee to residents that is higher than the service rate, so the amenity adds to net operating income. We put the full math in your written proposal.
How long are your agreements?
Typically 12 to 24 months, renewing automatically, with the missed-night service credit written in. Bulk pickup and trash-out rates are written into the same agreement.
What happens if you miss a night?
You receive a service credit, written into every agreement. Every route also has a trained backup porter, and the owner is on call — so a missed night is the exception we plan hardest against.
Do you handle bulk items yourselves?
Yes. Furniture, mattresses and move-out trash-outs are handled by our own trucks and crews — not passed to a referral partner.
What happens when residents set out trash late or loose?
We photograph it, note the unit and include it in your morning report. Your office applies your community rules; we give you the evidence. Photos show the container and door, never residents.
Do you provide the containers?
Yes. Doorstep containers and resident flyers are delivered before your first night.
Are you insured?
We carry $1M per occurrence / $2M aggregate general liability and will name your community and management company as additional insured on the certificate. Porters are background-checked W-2 employees — never 1099 contractors. Certificates of insurance are sent before your first night.
